The business would be in the northern front range of colorado. Were there is a high demand for affordable housing and the housing market it soft. The seed money is to finish the business plan and to purchase the first 2 homes that will need to be rehabed. As well as cover the materials and some of the contractors ( electrician) as well as the brokers fees. I have applied for a few business grants and am still waiting to hear from them. I expect the business to grow profitable within the first 18 months as well as grow in size. Once I am able to hit the 40% profit margin that I anticipate to hit within the first 2 1/2 yrs I will file for a non profit licence and tax status. I have already been in discussions with some of the safe houses around the area and they are willing to assist in the screening of possible home buyers.
I currently work full time so I am hoping that by having the seed money I can dedicate 100% of my time to the business plan and the legalities that are time consuming which with work I have a limited amount of.
I would be happy to go into additional detail ect with you however in doing so would have to ask that you sign a nondisclosure\compete agreement before you review the plan and outline forcasts ect.
any information or input you may have I will be happy to take under advisement.
housing rehabilitation for first time home owners and abused\displaced families. Seed money would be 75k and i am looking at approx 18months to repay the debt.
I am starting up my own business in hopes of supporting my disabled husband and working for myself so that I can be more flexible for my children's needs as well. I am looking for an angel investor and would be happy to share my thoughts with anyone that is ligetimately interested in assisting me with grants, seed money or start up costs.
depending on what the grant is for there are options out there try contacting your local WBE at www.onlinewbc.org for grants designed specifically for women.
You may want to try contacting HUD in your area they often have creative financing and grants to help you with the housing forclosure. the other thing I would suggest is to speak to a broker about a possible " wrap around loan" were they can give you some creative finiancing and debt solutions.
